Six years ago, our owners came through an open home as first-time buyers. They didn't end up buying that place, and not through me — but something about how we worked together stuck. When it came time to sell 20 Robin Street, they didn't call around. They called me. First-time sellers, so our first conversation was about what needed sorting before the property went to market. The exterior weatherboards needed a repaint — done before we listed.

They also got a building report, just as a precaution. The property was doing a lot of the work already. The previous owner, a builder, had renovated the kitchen and bathroom and reconfigured the layout to make the most of the space. A separate double garage. A fully secure corner site. Move-in ready, outdoor living space, garaging, a secure freehold title — everything a first-home buyer is after. Based on recent comparable sales in the area, I appraised the property conservatively in the low-to-mid $600,000s. Because it would appeal mainly to first-home buyers, we took it to market by deadline sale.
