Over the past few months, one of the biggest changes I have noticed in the Christchurch market is that buyers are showing less urgency. They are more comfortable waiting for a deadline or auction to pass, taking their time and seeing what happens next. That does not mean properties are not selling. They are. But it does mean sellers need to understand how buyers are behaving and make sure their property is positioned properly from the beginning. Communication Matters When Selling We recently sold a property on Waimairi Road, and one of the biggest reasons the campaign came together was the communication we had with the owners.

As an agent, I do not think there is any value in sugarcoating what is happening. If the market is not responding the way we expected, the owners need to know. You do not want to arrive late in a campaign with difficult information that comes as a complete surprise. Our vendors listened to the feedback, understood where the market was sitting and were willing to adjust. They kept their focus on the bigger picture. They wanted to sell their home and move forward, rather than become completely fixed on the number they had hoped for at the beginning. That willingness to adapt was important. Not All Buyer Feedback Is Equal Buyer feedback is valuable, but part of an agent's job is understanding which feedback should carry the most weight.
