Here's the difference. A median just tells you the midpoint of whatever happened to sell that month. The HPI goes deeper. It weighs each sale against land area, floor area, bedroom count and other attributes, so you're comparing value, not just price. That makes it a far steadier read on where the market's actually at. And July's HPI? Down just 0.2% on June. Up 0.1% on last year.
