I've worked in real estate for almost ten years, so you'd think selling my own home would be a piece of cake. I have three agents in my team backing me, more trusted suppliers than I can count, and a long mental list of everything I need to do before I've even spoken to anyone. Turns out it's hard. Even with all the support in the world, it's hard. It's harder again when you hesitate to lean on that support.

My to-do list was supposed to keep me on track. Instead it became daunting, and I wasn't sure what to tackle first. Our budget isn't endless, so we needed clear priorities. We toyed with moving out so we could stage the house properly and make viewings easy, but with a three-year-old and a cat, that was never going to be simple. After months of toing and froing, I finally bit the bullet and asked Caleb to come round and give me his honest thoughts. It was the best first step I could have taken. He walked through the house with me and sorted the big wins from the nice-to-haves, and suddenly the list felt manageable. Now we're only weeks away from hitting the market, and I'm in full declutter and property prep mode.
