I am having some difficult conversations with Christchurch townhouse owners who bought in 2021 or 2022 and are now considering selling. For some, that means accepting they may sell for less than they paid. That is never easy, but focusing only on the loss can sometimes stop you seeing the bigger picture. Does the Sale Get You From A to B? I recently worked with an owner who bought a townhouse off the plans for $560,000. After living there for around six months, he realised townhouse living was not right for him.

He wanted something standalone. We had an upfront conversation about the market and launched at enquiries over $495,000. Within three weeks, the property was sold. During that time, he also secured a standalone home that suited him much better. Yes, there was a financial loss. But the sale got him where he wanted to go. That is why one of the questions I often ask sellers is: Does this get you from A to B? Holding out for a higher number can feel safer, but time on market costs money too.
